Office rents are rising in Swindon

Why?  We suspect it is an effort on the part of landlords and commercial property owners to claw back some of the rental income lost during the pandemic when some businesses closed, some downsized, and many people increasingly worked from home.  Speaking to tenants in serviced office accommodation in and around Swindon, we hear that many rent increases are alarmingly high, with one quoted at a huge 60% uplift.  And that’s not to mention the ‘hidden’ costs that are creeping in under the radar.

When you look at serviced office accommodation, it’s easy to assume that the price quoted is ‘all in’.  Not necessarily so.  Many landlords and property owners quote their lowest office rental price just to stimulate interest and draw people in, only for a tenant to find that they pay extra for the telephones, broadband, furniture, and even communal area cleaning.  So, it pays to ask at the outset what the price quoted includes, or you could be in for a shock.  The cost of extras creeps up almost unnoticed and before you realise it, an extra £50 a month or more is added to your bill.

Whilst working from home (WFH) continues, we are finding that after 18 months or so of using the dining room table, the novelty and convenience is wearing thin, and people are slowly looking to return to some sort of normal.  It’s not just the logistics of working from home, we think that most people want to get back to teamworking and interacting with colleagues, as long-term working from home can be an isolating experience.

Working from good, serviced office accommodation has many benefits both logistically and for our overall wellbeing.  Dedicated office space provides a clear distinction between work and leisure; it’s somewhere we come to strategise, plan, and implement, and gain motivation from colleagues, customers, and the work we do.  And just being in a dedicated office environment helps focus our minds on the tasks in hand, rather than the danger of being distracted by home life, children, or pets, or opening the fridge yet again!

We have found that even when people work solo in a serviced office environment, they benefit from a chat with fellow tenants over the coffee machine.  It’s just simply nicer having other people around.

Serviced offices with a difference.

The difference is Ritzy!  Here at Ritzy offices, we strive to provide our tenants with the best of everything with costs and contracts being transparent.

The price we quote for a 1-, 2-3- or 4-person office is inclusive of everything you need to set up a new business or continue an existing one.  All furniture, telephones, broadband and communal space cleaning is included, together with a fantastic kitchen space with microwave and dishwasher, and first-class washroom and shower facilities.  Our bright self-contained offices are supplemented by a formal meeting room with all the ‘tech’ you need for presentations or for larger groups.  We have ‘easy in, easy out’ licences for people who want quality short-term office accommodation – just pay one month’s rent as a deposit and then monthly in advance.  Or if you want to commit to a longer contract, then you will be eligible for preferential rental terms.

Ritzy Offices in Dorcan Business Village is an oasis of peace and calm – you could be in a beautiful rural environment, rather than a convenient location, just off the A419 and near Junction 15 of the M4 motorway.  Many mornings we see deer and foxes from the kitchen window and that small connection with nature helps set us up for the day.

Come and experience the Ritzy difference.
